Architects were appointed to deal with structural alterations in June, 1979. Details of payments made from 1978 to 1981 and the causes of variation in insurance and service charges were as follows (All charges related to the first take only):
Rental: Rental for the period remained unchanged at £277,095 per annum. Service Charge: Service charge is paid in respect of exterior maintenance and interior maintenance of all common areas and services, heating and lighting of common areas i.e. stairs, lobbies, entrance halls, etc. and security of the building. The premises are shared with other tenants, the Department’s share of the service charges being 74.5%. These costs increase every year to take account of inflation, etc. Service charges are paid on a quarterly basis on account, based on the total costs of the services for the previous year with a balance payable to make up any shortfall when the actual costs come to hand. Certified audited statements of expenditure are furnished by the Lessors to the Department annually. The service charge “year” ends on 31st March. Insurance: The premium is revised annually to take account of the appreciating value of the building. The insurance year ends on 11th May and premia payable since 1978 were as follows: Year ended 11th May
